Types of Cover

Policies for every property

Standard fire products in India are defined by IRDAI and cover a common set of perils. The right one depends on the value at risk.

Bharat Griha Raksha

Standard home insurance for your house structure and contents against fire and allied perils.

Bharat Sookshma Udyam Suraksha

For businesses whose total insured assets at one location are up to ₹5 crore. Ideal for shops and small units.

Bharat Laghu Udyam Suraksha

For businesses with insured assets above ₹5 crore and up to ₹50 crore at one location.

Fire & Special Perils

For larger risks above ₹50 crore, with customisable cover and wordings.

Burglary & Theft

Protects stock, goods and fittings against burglary and house-breaking, often added to a fire policy.

Business Interruption

Loss of profit cover: pays for lost gross profit and fixed costs while you rebuild after an insured fire loss.

Know Your Cover

What's covered, what's not

A general guide. Exact cover depends on the insurer and plan, and we walk you through the policy wording before you buy.

Usually covered

  • Fire, lightning, explosion and implosion
  • Storm, cyclone, flood and inundation
  • Earthquake, subsidence and landslide
  • Riot, strike and malicious damage
  • Impact damage from vehicles, aircraft and falling objects
  • Bursting or overflowing of water tanks and pipes, and leakage from sprinklers
  • Terrorism (available as an add-on)

Usually not covered

  • Loss from wear and tear or gradual deterioration
  • Theft during or after an insured peril (unless burglary cover is added)
  • Under-insurance: if the sum insured is below actual value, claims may be reduced proportionately (IRDAI standard products allow some tolerance)
  • War, nuclear risks and deliberate acts by the insured
  • Consequential loss such as lost profits, unless business interruption cover is bought
  • Unoccupied premises beyond the period allowed in the policy

FAQs

Fire & Property Insurance questions

How should I decide the sum insured?

Buildings are usually insured at reinstatement value (cost to rebuild), and stock at its market value. Insuring too low can reduce your claim, so we help you work out realistic values.

Does a fire policy cover flood damage?

Yes. Standard fire policies in India include storm, cyclone, flood and inundation as named perils, which is important in areas that face waterlogging during monsoon.

My stock value changes through the year. What can I do?

Options like a floater policy or a declaration policy let you pay premium on actual average stock values. We'll recommend what suits your business cycle.

Does the fire policy cover burglary?

No, burglary needs a separate burglary policy or add-on. Many businesses combine them, or buy a package policy.

Is my home loan property already insured by the bank?

Banks often require property insurance but it may cover only the structure, and only up to the loan amount. Check the sum insured and whether contents are covered; we can review it for you.
